On The Curb Real Estate Ltd is a UK-based property sourcing company. We connect investors with off-market and on-market property opportunities. We do not buy or sell properties ourselves, nor do we act as estate agents or financial advisors. Our role is limited to the introduction of opportunities and facilitation of communication between buyers and sellers.

We do not provide financial, legal, tax, or investment advice. Any information provided on our site or in our deal packs is for informational purposes only. You should conduct your own due diligence and seek professional advice before making any investment decision.

You agree to use our website only for lawful purposes and in a way that does not infringe the rights of, restrict, or inhibit the use and enjoyment of the site by anyone else.

All fees for sourcing services will be outlined in a Sourcing Agreement or Assignment Agreement signed between On The Curb Real Estate Ltd and the investor. Fees are non-refundable unless otherwise agreed in writing.

By receiving property information from us, you agree not to bypass or attempt to bypass us to deal directly with the vendor, agent, or any third party we introduced. If circumvention occurs, we reserve the right to seek damages and our full sourcing fee.

All content on our website — including text, images, logos, and deal materials — is the property of On The Curb Real Estate Ltd and may not be copied, reproduced, or reused without our written consent.

We are not liable for any loss or damage arising from your use of our services or reliance on any property information we provide. All property investments carry risk and returns are not guaranteed.

Our website may contain links to third-party websites. We are not responsible for the content, accuracy, or privacy practices of these websites.

How to Complain:

Please include:

• Your name and contact details
• A clear description of the issue
• What outcome you are seeking

Our Process:

• We will acknowledge your complaint within 3 working days
• Your complaint will be reviewed by Dawud Saleem (Director)
• A full written response will be provided within 15 working days
• If further time is needed, we will keep you updated throughout

Escalating to the Property Redress Scheme:

If you are not satisfied with our final response, or if 8 weeks have passed since your initial complaint, you may refer the matter to our redress scheme:

Record Keeping:

We retain a written record of all complaints and responses for a minimum of 6 years in line with regulatory guidance.
